|Recommended: NoMoved in July 2024 dishwasher leak issues not resolved until June 2026 May June 2025 Thermostat not keeping at 74 and not fixed until June 2026 June 2025 A C unit not running properly replaced July 2025 required daily add of freon. June 25-28, 2026 water in bedroom closet carpet and bathroom floor continuous flow of water. Plumber came June 29, 2026 and found water leak from a c unit drain pipe in the wall behind toilet. Mold buildup in bedroom closet corners at baseboards, bathroom floor tile lifting as well as 3 huge holes in bathroom wall - still not fixed, yet management stated on July 30, 2026 holes had been fixed Moved out July 2026 not breaking my lease due to unlivable conditions, which caused me to pay utilities and rent on two apartments until my lease here is up 9 27 2026.

|Recommended: NoI’ve lived here almost 5 years, you’d think I’d be a respected resident. I’ve been without AC going on 11 days in the peak of heat. They give me a portable AC unit that’s online good for my room so I can sleep. I’m a grown man, why am I confined to my room that’s supposed to be for sleeping. Maintenance tells me I’m not allowed to keep my thermostat at 68 bc that’s too cold. I work outside all day, next to machinery burning at 8,000 degrees. Respectfully I want to come home to a cold home. The new Property management has done nothing, maintenance has told me they “fixed” my AC but each day I go to bed and it’s 81 degrees. I keep asking for corporates number but they won’t give it to me. There are roaches everywhere bc people don’t pick up their dog poop. I’m sick and tired. I pay 1370 a month and I can’t come home to a cool home. No one seems to care. I will not be renewing my lease and I home you don’t sign a lease.

|Recommended: NoMixed Review — Great location, great pool and nice clubhouse, but living here is a different experience. At one point, I went more than a week without a washing machine because water kept leaking out onto the floor. Currently, I have gone a week with a toilet that won't flush. Using a gas station bathroom until maintenance does a real fix and not just patch work. Frustrating to say the least.

|Recommended: YesThe Move In Process Was Great — Move in was great Liz was very helpful in getting everything setup and switched around as needed. Once in, maintenance was fast to fix any small issues I identified during my walk through. Neighbors are quite. Grounds are clean. All is well.

|Recommended: YesHuge Upgrade For Me — This place is leaps and bounds better than my old place The staff is VERY professional, inviting, and knowledgeable. The property is well taken care of and is also very quiet. I love the amenities and the ease of accessing the gate. My apartment was clean when I arrived and was very well taken care of. Had a small issue with my key but the leasing office fixed it and another issue the same day This property is already lightyears ahead of my old one Anyone looking for a nice place to stay in the Live Oak area should definitely stop in for a tour and meet the staff Liz was exceptional communicating with me through my entire process

|Recommended: YesToo Perfect — From the moment I arrived for a tour until my move-in, I’ve been thoroughly impressed The resort’s gorgeous ambiance makes it feel like I’m on vacation whenever I step onto my balcony. Lis has been nothing short of amazing, meticulous, and incredibly helpful throughout this entire process. I couldn’t be happier with my decision to move here.
|Recommended: YesThe Best. — I moved into these apartments a year ago and have had nothing but positive experiences. The maintenance staff are friendly and quick to address your needs, the office staff is wonderful and super friendly. The complex is safe the gates remained closed and when broken it’s quickly fixed . It’s always quiet minus dogs barking here and there which is understandable and acceptable- definitely not disruptive at all. The courtesy officer on call is quick to respond and handle whatever needs to be handled and the only times I’ve had to call have been late at night after I get home from work and someone is parked in my parking space that I pay for. He immediately addressed the issue and fixed it quickly. I can’t say enough good things about the Villas at Mira Loma and have just renewed my lease because it’s absolutely worth it.

I would have liked the maintenance staff to have been more knowledgeable about more that could have been fixed before the move in day but they got things done in a timely matter. Office staff has been Awesome from start to move in day.

Thankfully, I discovered Villas at Mira Loma. During my apartment tour, Lissette provided a warm welcome and guided me through the community, sharing valuable information that helped me envision my future here. Her genuine care and the support from the entire staff made a significant difference, as they were always available to answer my questions leading up to my move-in date. I truly appreciate their dedication and couldn’t be happier to call this place home

|Recommended: YesI loved living here. The office staff was super friendly, quick to fix any issues and always made sure to keep contact with any missed phone calls and replied to emails right away. The maintenance crew was awesome, they always came out right away and were able to fix things on the spot. The landscaping is what made me fall in love with the property. It’s very well maintained. It’s a quiet and peaceful community. I love the location having so much around it as well and easy highway access. I really enjoyed my stay.
